Westbrooke Alternative Asset Management USA (“Westbrooke”) recently participated in the acquisition of a $11.4 million, 6,500m2 mixed-use, small bay industrial property in Wall, New Jersey. The acquisition was concluded alongside partner Jade Investments (“Jade”).
The property has a diverse tenant base and is well positioned, offering access to major ports on the East Coast. The bulk of the rents were below market rates as there is no new small-bay supply, and a large portion of the property underutilised. The Westbrooke team along with experienced operator, Jade identified significant growth potential.
Jade is a private equity real estate business focused on small-bay industrial and multifamily property across the US.
Head of Westbrooke’s USA Real Estate business, Jonathan Loeb, added “since the acquisition took place in the last quarter of 2024, there has already been significant value uplift by converting some of the unutilised space into industrial outdoor storage and renewing expiring tenants at market-related rates. We remain confident in the asset, based on the market’s very limited small-bay supply and expect to continue to add value and deliver favorable returns to investors.”
